 A common question sellers ask when I’m touring their house during the home evaluation is “Why should I choose you?”.  It’s a fair question, and arguably the most important question they should ask when we’re meeting.  So why should a seller choose me?  Well let’s take a look:

When getting ready to sell their home, many home owners considers For Sale by Owner.  In addition to all of the contact and updates that have to be done during the transaction, many home owners do not consider the marketing of their property.  Expert marketing not only gets a house sold, it also sells the house for the highest dollar possible.  

It’s important for an expert, like myself, to know the audience pool of potential buyers.  Did you know that the number of first-time home buyers is rising?  They are now 35% of the buying market.  And amongst all buyers, 80% begin their search online… online!  Then they continue searching by contacting an agent, not looking into for sale by owner.  What kind of presence do you have on the internet?

Many sellers wonder how to get their home sold as fast as possible, does that ring a bell for you?  Here are some tips to get your home SOLD quickly:

Price it RIGHT – My job as your REALTOR® is to perform a comparative market analysis that details the most recently sold properties so that when your house is listed, we are using the most accurate pricing data.  Pricing too high will eliminate a pool of available buyers, and pricing too low will be unfair to you as the seller.  Set it right the first time!

That’s not a typo, friends!  This beautiful Alexandria listing was previously used by parents for their sons to attend Texas A&M University.  Both boys lived in the house through college (with roommates that helped pay the mortgage) and yet it was still meticulously maintained! 

 

I talked with the owners about some of the cleaning and rearranging that needed to be done, which they took care of quick & easy.  To go the extra mile, they patched some holes, had the landscaping manicured, and a painter come through so that it was picture perfect for the photography I ordered.

Neighborhoods in College Station, like Alexandria, have shown a consistent trend in their average sale price – they have appreciated, meaning their values have risen over the last 5 years.  As a seller, you could have more than 40% equity in your home if you purchased your home in 2012 or earlier AND originally had a down payment of 20%… that’s huge!  Also, those values don’t include the mortgage payments you’ve been making every month.  How great is that?!

In a previous blog post, we talked about equity, which is the difference between the current market value of your property and the amount of money owed on the same property.  Homes in College Station had an average sales price of just over $160,000 in 2012.  Last year’s average sales price was just under $220,000.  If you had purchased your house in 2012 or earlier, that means you could have at least 30% equity in your home… that’s enough for a down payment on your next purchase!

 In summary, our market in Bryan-College Station is continuing to grow and blossom!  It's getting hot, as it always does this time of year & March was no different.  

 

The majority of our home prices are under $299,999, with a median price at $214,500.  This average price is evidence of further appreciation, up 9.2% compared to March of last year.  As in previous years, we are very much in a seller's market - inventory is an indicator to determine this.  Months of inventory is how long homes would last on the market if no more listings were added and the rate homes sell based on the last 12 months as an average.  Compared to this time last year, our months of inventory is up 23% at 3.2 months, which is evidenced by our active listings also
