
This weekend the Greater Brazos Valley Builders Association is putting on one of my favorite events: The Parade of Homes™! This two weekend event is a great opportunity for everyone to see all the beautiful new builder homes all at one time! The best part about this event is that it is FREE and open to everyone! You do not need to be actively looking to purchase a home, or have a pre-approval letter, so this is a great stress-free, weekend activity for the whole family! Social distancing will be in practice & face coverings required to enter the homes.
Dates: August 28th, 29th & 30th and September 4th, 5th & 6th.
Fridays 1-7pm, Saturdays 10-6pm & Sundays 12-6pm
New Builder Homes are growing in popularity with buyers for a couple of reasons:
1) It's brand new!
This is the most obvious reason people want a new home, because there is just something so special about new appliances, new paint, new flooring, new EVERYTHING! When you buy a new home you will also likely do a walkthrough with your Realtor and the builder to make sure that everything is up to your standards (for example: paint touch-ups) and this brings me to the next reason:
2) Home Warranties
When you purchase a new build, you are going to get a lot of warranties that you would not normally receive with the purchase of a resale home. You get a one-year new build warranty, all of your appliances have warranties that vary from 1-5 years in duration, and most of the time your HVAC system and water heaters will have a warranty associated with them as well! When purchasing a resale home, the home warranty is not guaranteed and will need to be negotiated into the contract, which some sellers will not allow.
3) No renovation costs
Unless you are Chip & Joanna Gaines, purchasing an older home that requires multiple renovations to get it to where you want it to be might be a little bit bigger of a project than you think. The time commitment and cost to do large scale renovations makes it a huge headache for some homeowners. With new builds, they have taken care of that for you! Most builders try and stay current on all designs so that renovations are not needed. BCS is lucky to have multiple builders with different styles, so that there is a home for every family's style.
4) More Energy Efficient
New homes are built with energy efficiency in mind. There have been so many new innovations in heating and cooling, insulation, windows and even appliances! So not only are you reducing your carbon footprint, but you are also likely reducing your utility bills!
Those are just a few of the reasons buying a new home has gotten popular in the last few years. I would highly recommend checking out the beautiful homes this weekend at the Parade of Homes™! I know I'll be there marveling at all these beauties! This year there are 39 homes in 18 subdivisions!
