Tackling the misconception of "off season"

The general assumption in most markets is that spring/summer is the best time in real estate to buy or sell and the fall/winter is “off season”. Likewise, many realtors will advise clients to wait until the spring to list their home.

The truth is, there are many advantages to buying or selling in the so called “off season”. While the market may be quieter, real estate never stops completely!

Reason #1: Less competition.

Take a look at the graph above showing new listings over the past 3 years. You can see a clear trend. The most new listings hit the market between March-June. They continue to decrease the remainder of the year

From the desk of Mae Nowak, Realtor®

Have you heard about 25 by 25 and it's effect on our real estate market? That's an increase of 5,622 students. Part of the growth will be increasing physical enrollment and the other part will be on ensuring the current students are successful and remain in the Engineering program.

When getting ready to sell their home, many home owners considers For Sale by Owner.  In addition to all of the contact and updates that have to be done during the transaction, many home owners do not consider the marketing of their property.  Expert marketing not only gets a house sold, it also sells the house for the highest dollar possible.

It’s important for an expert, like myself, to know the audience pool of potential buyers.  Did you know that the number of first-time home buyers is rising?  They are now 35% of the buying market.  And amongst all buyers, 80% begin their search online… online!  Then they continue searching by contacting an agent, not looking into for sale by owner.  What kind of presence do

Many sellers wonder how to get their home sold as fast as possible, does that ring a bell for you?  Here are some tips to get your home SOLD quickly:

  1. Price it RIGHT – My job as your REALTOR® is to perform a comparative market analysis that details the most recently sold properties so that when your house is listed, we are using the most accurate pricing data.  Pricing too high will eliminate a pool of available buyers, and pricing too low will be unfair to you as the seller.  Set it right the first time!
