As we begin another year, everyone wants to know: “Where is the housing market headed in 2019?”

It’s not only buyers, sellers, and homeowners who are impacted. The real estate market plays an integral role in the overall U.S. economy.  Fortunately, key indicators point toward a stable housing market in 2019 with signs of modest growth. However, shifting conditions could impact you if you plan to buy, sell, or refinance this year.

HOME VALUES WILL INCREASE

A continual rise in real estate value is where our market’s headed. Freddie Mac predicts housing prices will increase by 4.3 percent in 2019.1  While the rapid price appreciation we witnessed earlier in the decade has slowed, several factors continue to push prices higher.  Those factors

It’s important that whomever you hire to sell your home studies our current market data, like the statistics released in December 2018.  As I’ve mentioned before, my time in undergraduate studies was devoted to the sciences.  What that means for you is when we work together, I will use the latest information available.

A common question sellers ask when I’m touring their house during the home evaluation is “Why should I choose you?”.  It’s a fair question, and arguably the most important question they should ask when we’re meeting.  So why should a seller choose me?  Well let’s take a look:

-       Heavy social media presence – Between my own online profiles and those of TM5 Properties, we have a reach of more than 6,300 followers.  That’s more than any others in town!  So when I market your home, I’m not just posting the listing to a couple other websites, I’m also immediately communicating with a huge pool of potential buyers.

-       Back to back Aggie 100 recipient – This prestigious reward is given to the top 100 fastest growing Aggie-owned companies

When getting ready to sell their home, many home owners considers For Sale by Owner.  In addition to all of the contact and updates that have to be done during the transaction, many home owners do not consider the marketing of their property.  Expert marketing not only gets a house sold, it also sells the house for the highest dollar possible.

It’s important for an expert, like myself, to know the audience pool of potential buyers.  Did you know that the number of first-time home buyers is rising?  They are now 35% of the buying market.  And amongst all buyers, 80% begin their search online… online!  Then they continue searching by contacting an agent, not looking into for sale by owner.  What kind of presence do you have on the internet?

Many sellers wonder how to get their home sold as fast as possible, does that ring a bell for you?  Here are some tips to get your home SOLD quickly:

  1. Price it RIGHT – My job as your REALTOR® is to perform a comparative market analysis that details the most recently sold properties so that when your house is listed, we are using the most accurate pricing data.  Pricing too high will eliminate a pool of available buyers, and pricing too low will be unfair to you as the seller.  Set it right the first time!
  2. Give it curb appeal – I’m sure you’ve seen them around town, those houses that have such a great exterior that you feel compelled to go inside… that’s what we want for your house!  It could include hiring a landscaper, adding

That’s not a typo, friends!  This beautiful Alexandria listing was previously used by parents for their sons to attend Texas A&M University.  Both boys lived in the house through college (with roommates that helped pay the mortgage) and yet it was still meticulously maintained!

I talked with the owners about some of the cleaning and rearranging that needed to be done, which they took care of quick & easy.  To go the extra mile, they patched some holes, had the landscaping manicured, and a painter come through so that it was picture perfect for the photography I ordered.

Once that was all done, I sent out sneak previews using multiple social media outlets and scheduled showings for when the listing went live.  The frenzy that had
