I wanted to quickly hop on the blog today to talk about a topic on everyone's minds: COVID 19. As of yesterday (March 23rd) Brazos County has been formally placed under the shelter in place status. Non-essential jobs are working from home, kids are home-schooling, & people are expected to only go out in public for essential needs & outdoor exercise. What does this all mean for B/CS real estate activities?
Well the short answer is that this will vary case-by-case.
Each brokerage & individual real estate professional is able to make their own determination of how they will conduct their business for the time being. Lucky for the real estate industry, we are used to working remotely & doing most of our activities online. Real estate activities including inspections, appraisals & title work have also been deemed essential, so we are all still ready & willing to work at this time. Signing documents, submitting offers, & getting transactions closed can be done almost 100% remotely. Our title companies have always had remote closing options & even if that is not something that would work for you, they are working tirelessly to provide safe & sanitary closing options during this time.
The biggest changes you can expect to see during this time will be how we conduct showings & meetings. Because each individual seller has a say in whether or not they would like to allow showings at this time, you may experience some difficulties getting into properties. For vacant properties, if the owners are allowing showings, your agent will be observing good social distancing practices by trying to stay 6 feet apart & limiting touching surfaces throughout the homes (opening interior doors, turning on lights, etc). Your agent may suggest facetiming or taking a video walkthrough and sending to you instead of the traditional in person showings. Our main priority is safety & we do plan to adhere to the CDC guidelines, but are happy to still help our clients any way that we can during this time!
