This weekend the Greater Brazos Valley Builders Association is putting on one of my favorite events: The Parade of Homes! This two day event is a great opportunity for everyone to see all the beautiful new builder homes all at one time! The best part about this event is that it is FREE and open to everyone! You do not need to be actively looking to purchase a home, or have a pre-approval letter, so this is a great stress-free, weekend activity for the whole family!    Saturday, October 20th: 10am-5pm  Sunday, October 21st: 12-5pm   New Builder Homes are growing in popularity with buyers for a couple of reasons:  1) It's brand new!  This is the most obvious reason people want a new home, because there is…

From the desk of Mae Nowak, Realtor®

If you haven’t been back to College Station in a while, A LOT has changed! The community continues to grow with exciting new developments. One of those changes is Century Square, a 60 acre development that sits adjacent to Texas A&M on University Drive. The destination is the first walkable, urban mixed use environment in the Brazos Valley.

Whether you live locally here in College Station or in the surrounding cities, this is one destination you definitely want to check out! It features retail shops, restaurants, Class-A office space, green spaces for entertainment/events, star cinema grill, a luxury apartment complex, and 2 full service hotels.

You have probably noticed the large development project along the east side of EARL RUDDER FREEWAY at Sebesta

It has been personally confirmed with two different sources that the construction will be a Mercedes Benz Dealership as well as the new location for Brazos Valley BMW.

The site work has been developing for many weeks now.  In the past few days, steel has been erected.  Recently I spoke with Madison from the City of College Station Planning and Development Department to discover a few of the building projects going up in our neighborhood.   Madison was kind enough to share that the construction along the east side of Earl Rudder Freeway is slated to be a Mercedes Benz Dealership.  Searching online, I located an

It’s (almost) Fall y’all! Fall doesn’t officially start for another month ~ but the Fall activities come rushing into Aggieland during the last month of Summer. Around here the end of summer is a very anticipated time of year ~ eagerly for some and with a little bit of fear for others. There’s no stopping this busy and exciting time of year in Aggieland!

New residents have arrived by the thousands! The University really starts to bustle, with students filtering in for new student conferences, Fish Camp, move in, and then the start of school on August 28th this year. Many are also students at the Bryan Campus of Blinn College. The population of Aggieland increases in size very quickly. Most locals have learned to adjust

College Station is home to Pebble Creek Country Club. Celebrating it’s 25th Anniversary this year, Pebble Creek offers many activities for those wanting to be a member whether you live in the neighborhood or outside the Brazos Valley. The club offers several different memberships to choose from. There are full memberships, social memberships, and non-resident memberships for those who live 35 miles or more from the club. With new renovations being made to the pool this year and with all of the amenities Pebble Creek has to offer, why wouldn’t you want to become a member?

There is an energetic scene at Pebble Creek. Whether it’s member socials, live music happy hours, parties, or just cocktails and drinks on Friday

In summary, our market in Bryan-College Station is continuing to grow and blossom!  It's getting hot, as it always does this time of year & March was no different.

The majority of our home prices are under $299,999, with a median price at $214,500.  This average price is evidence of further appreciation, up 9.2% compared to March of last year.  As in previous years, we are very much in a seller's market - inventory is an indicator to determine this.  Months of inventory is how long homes would last on the market if no more listings were added and the rate homes sell based on the last 12 months as an average.  Compared to this time last year, our months of inventory is up 23% at 3.2 months, which is evidenced by

If you are just beginning, I recommend starting with Part One: Understanding Equity.

At this point we have submitted an offer on the house you & your family love, and God willing it is accepted.  YAY! While this is one of the most exciting parts of the process, it does not mean my work is over.  In truth, my work has really just begun!

Over the next 45-60 days while we are Under Contract, some of the various terms can get confusing.  I thought

At this point we've seen houses and whether it's the first or the tenth you have found the one... so we make an offer!  Together we will review the comparison properties to determine what a fair sale price is.  Things to consider when looking at surrounding properties are the number of bedrooms & bathrooms, lot/yard size, price per square foot, if there's a pool,

    Why live in Traditions?

There are other communities in town that offer club memberships with residency,  such as Miramont and Pebble Creek, but I for one love Traditions. It’s such a welcoming community with so many amenities. Whether you choose the peace and quiet route, or the active path, you will feel right at home at Traditions. I should know, my family and I are proud members of the club and residents in the neighborhood!

There is a wonderful social scene at Traditions. Whether it’s new member socials, live music happy hours, holiday themed parties, Aggie football watch parties, or just cocktails and drinks on a Wednesday night in the grill, there is always something happening at Traditions.  Members

Hopefully when we’ve met for the first time, we have also been able to chat enough that I have an idea of the types of property my customer is looking for.  If so, then I will have scheduled 2-3 properties for us to go see that I have found fitting for the customer’s criteria.

Before we leave to see those properties, I will go over the Buyer/Tenant
