Closing Costs are the topic of today's blog post! This is an extremely important topic, because lately I have been realizing that a lot of buyers (and some sellers) do not factor in closing costs when considering purchasing/selling a home. With these costs varying anywhere from $1000-$20,000, they are definitely something buyers should be educated on and aware of upfront. So what exactly are closing costs?    Closing costs are the fees and charges paid to finalize the purchase/sale of a home. Both sellers and buyers will incur closing costs during a transaction. So who is responsible for what?  This graphic just represents the most common closing costs incurred by the buyer/seller. Certain things (for example the survey and owner…

Living in the age of HGTV brings along a lot of desire to purchase "fixer upper" properties. What we are also seeing along with this fixer upper craze is the trend of homeowners cutting out the middle-man and taking on renovations themselves. While I 100% support taking on these renovations, but it is important to remember to always get the necessary permits. Most people are surprised at just how many home projects actually require permits. Researching/applying for the necessary permits should always be one of the first steps when planning for your home projects. Always check with the city to ensure that you have applied for the correct permits, because if not fines and fees could occur. Most homeowners don't realize that projects as small as…

On the corner of W Villa Maria and South College Avenue in Bryan, Texas sits the 148 acre Travis B Bryan Municipal Golf Course. The city of Bryan has discussed turning the golf course into a super park for more than 5 years, and over the last year, plans for that are finally being released. According to city officials, "the municipal course had become a financial drain for the city over the years, losing around $200,000 annually on what has been a more than $900,000-a-year operation". The idea of creating a "super park" was primarily focused on the need to use sports and tourism to the economic advantages of the city. The goal is to provide attractions that would bring in out-of-town and overnight…

Tackling the misconception of "off season"

The general assumption in most markets is that spring/summer is the best time in real estate to buy or sell and the fall/winter is “off season”. Likewise, many realtors will advise clients to wait until the spring to list their home.

The truth is, there are many advantages to buying or selling in the so called “off season”. While the market may be quieter, real estate never stops completely!

Reason #1: Less competition.

Take a look at the graph above showing new listings over the past 3 years. You can see a clear trend. The most new listings hit the market between March-June. They continue to decrease the remainder of the year with the lowest new…

Home Buyer Tips

It's easy to get swept up in excitement when you've made an offer on your dream home and it has been accepted by a seller. You're anxious and ready to move in immediately. However, there's one more thing you need to do to know exactly what you're buying - a home inspection.

A home inspection is a thorough examination of a homes systems and structures, the things you can't necessarily see when you first walk through a house. It is completed by a professional and neutral 3rd party. This examination is a crucial investment that can either warn you away from a bad purchase or provide you with a list of deficiencies you can use to negotiate with a seller. Most inspectors will provide…

25 by 25 Initiative

From the desk of Mae Nowak, Realtor®

Have you heard about 25 by 25 and it's effect on our real estate market? The 25 by 25 initiative began as a response to a national calling for more engineering graduates. As of Fall 2017, there were 19,378 students in the College of Engineering. 25 by 25 aims to increase the program enrollment to 25,000 by Fall of 2025. That's an increase of 5,622 students. Part of the growth will be increasing physical enrollment and the other part will be on ensuring the current students are successful and remain in the Engineering program.

So how will they do it? The graph below shows where the college intends to promote growth to reach their goals. The current retention rate in the College of…

You have probably noticed the large development project along the east side of EARL RUDDER FREEWAY at Sebesta

It has been personally confirmed with two different sources that the construction will be a Mercedes Benz Dealership as well as the new location for Brazos Valley BMW.

The site work has been developing for many weeks now.  In the past few days, steel has been erected.  Recently I spoke with Madison from the City of College Station Planning and Development Department to discover a few of the building projects going up in our neighborhood.   Madison was kind enough to share that the construction along the east side of Earl Rudder Freeway is slated to be a Mercedes Benz Dealership.  Searching online, I located an article posted by WTAW…
