Tackling the misconception of "off season"

The general assumption in most markets is that spring/summer is the best time in real estate to buy or sell and the fall/winter is “off season”. Likewise, many realtors will advise clients to wait until the spring to list their home.

The truth is, there are many advantages to buying or selling in the so called “off season”. While the market may be quieter, real estate never stops completely!

Reason #1: Less competition.

Take a look at the graph above showing new listings over the past 3 years. You can see a clear trend. The most new listings hit the market between March-June. They continue to decrease the remainder of the year

It's easy to get swept up in excitement when you've made an offer on your dream home and it has been accepted by a seller. You're anxious and ready to move in immediately. However, there's one more thing you need to do to know exactly what you're buying - a home inspection.

A home inspection is a thorough examination of a homes systems and structures, the things you can't necessarily see when you first walk through a house. It is completed by a professional and neutral 3rd party. This examination is a crucial investment that can either warn you away from a bad purchase or provide you with a list of deficiencies you can use to negotiate with a seller. Most inspectors

From the desk of Mae Nowak, Realtor®

Have you heard about 25 by 25 and it's effect on our real estate market? The 25 by 25 initiative began as a response to a national calling for more engineering graduates. As of Fall 2017, there were 19,378 students in the College of Engineering. 25 by 25 aims to increase the program enrollment to 25,000 by Fall of 2025. That's an increase of 5,622 students. Part of the growth will be increasing physical enrollment and the other part will be on ensuring the current students are successful and remain in the Engineering program.

So how will they do it? The graph below shows where the college intends to promote growth to reach their goals. The current retention rate

You have probably noticed the large development project along the east side of EARL RUDDER FREEWAY at Sebesta

It has been personally confirmed with two different sources that the construction will be a Mercedes Benz Dealership as well as the new location for Brazos Valley BMW.

The site work has been developing for many weeks now.  In the past few days, steel has been erected.  Recently I spoke with Madison from the City of College Station Planning and Development Department to discover a few of the building projects going up in our neighborhood.   Madison was kind enough to share that the construction along the east side of Earl Rudder Freeway is slated to be a Mercedes Benz Dealership.  Searching online, I located an

Commute times How remote is it/how close to town? One of the best things about country living can be seclusion, but, for some, it can also be the worst. Are you a person who thrives with lots of activity around? Or do you enjoy the quiet and feel comfortable being a bit isolated? How close do you want to be to a town? What do you want out of the town? A few stores? Or are you interested in being close to decent restaurants, yoga studios, bars, golf courses and the like? There are no right answers, but be honest about what you want.

How much land do you want or need? If you’re planning to have livestock you’ll need to consider that raising chickens and rabbits requires very little land, sheep and goats require a little more

A common question sellers ask when I’m touring their house during the home evaluation is “Why should I choose you?”.  It’s a fair question, and arguably the most important question they should ask when we’re meeting.  So why should a seller choose me?  Well let’s take a look:

-       Heavy social media presence – Between my own online profiles and those of TM5 Properties, we have a reach of more than 6,300 followers.  That’s more than any others in town!  So when I market your home, I’m not just posting the listing to a couple other websites, I’m also immediately communicating with a huge pool of potential buyers.
