Winter storms and dreary weather haven’t slowed home sales. In fact, it is blue skies and sunshine for Sellers and Buyers.
News outlets boast that the United States is poised for solid growth in 2015, which has fueled job creation and, and most important, kept home sales on an upward path. The National Association of REALTORS® forecasts that existing-home sales will reach 5.3 million, an increase of almost half a million over 2014.
It is expected that Real Estate Sales will be bolstered by the return of more reasonable mortgage underwriting standards that were in place prior to the housing boom. Moreover, interest rates are at an all-time low, and according to NAR Chief Economist Lawrence Yun, “If interest rates defy expectations and remain close to where they are currently, this will be another boost to housing sales.”
This past Friday, February 20, 2015, the Daily Real Estate News commented on a January National Housing Trend Report by realtor.com®, stating that “Home owners aren’t selling, and the lack of housing inventory is restraining numerous markets across the country.” And that is proving true in the Brazos Valley.
As of 2/22/2015, only 350 single family homes are available (as listed on the multiple listing service -MLS) for purchase in the Brazos Valley. The frenetic activity concentrated on home building and buying is electric, with multiple offers and back-up offers becoming a new norm. Sellers are receiving top dollar for their homes – allowing them to build or buy larger, newer homes!
Castlegate II, Indian Lakes, Traditions, Pebble Creek, and other communities are opening up new sections of homesites to stay current on the local demand – and even with rocky oil and gas news, the Brazos Valley hasn’t slowed down – in fact, the Brazos Valley is poised for positive growth.
Forbes.com named College Station the #2 Best Small Places for Business & Careers. Colin Killian of the City of College Station boasted that College Station is cited as the nation’s second fastest growing city - growing at a rate of almost 18%, with incomes rising more than 25%. And remember, Bryan-College Station is known as the Twin Cities. In the same ranking of over 500 of the largest American cities, Bryan was ranked #17. In fact, commercial buildings in Bryan have almost doubled from 2013 to 2014 with 79 new buildings built in 2014. The City of Bryan is continuing to grow with 5 new hotels and over 230 new homes, and of course, Axis Pipe & Tube adding 285 jobs to the Brazos Valley!
